Built-Up Roofing (BUR)
Traditional built-up roofing systems providing multi-layer waterproofing protection for commercial flat roofs.
About Built-Up Roofing (BUR)
Built-up roofing is the original commercial flat roof system, with over a century of proven performance protecting buildings worldwide. Edison Roofing Contractor installs modern BUR systems that combine this time-tested multi-layer approach with contemporary materials and installation techniques for superior waterproofing and durability. A built-up roof consists of alternating layers of bitumen and reinforcing fabric, topped with a protective surface of aggregate, mineral cap sheet, or reflective coating. This multi-ply construction creates inherent redundancy that membrane systems simply cannot match. Each layer adds waterproofing protection, meaning the system continues performing even if the surface layer is damaged by foot traffic, falling debris, or weather exposure. Our BUR installations use fiberglass or polyester reinforcing felts with either hot-applied asphalt or cold-applied adhesive depending on your building occupancy and local fire code requirements. We design systems with three to five plies based on your performance requirements and warranty objectives. The gravel surfacing option provides excellent UV protection, hail resistance, and fire rating, while smooth-surfaced BUR with reflective coatings offers improved energy efficiency. For building owners who value proven technology, redundant waterproofing, and the ability to walk on their roof without worrying about membrane damage, built-up roofing remains an excellent choice. Our BUR installations are backed by manufacturer warranties and our own workmanship guarantee.
Our Built-Up Roofing (BUR) Process
System Design and Ply Specification
We evaluate your building requirements and design a BUR system with the appropriate number of plies, reinforcing material type, and surfacing option for your performance objectives.
Deck Preparation and Insulation
The roof deck is prepared, insulation is installed to meet energy code requirements, and a base sheet or vapor barrier is applied as the foundation for the built-up layers.
Multi-Ply Application
Alternating layers of bitumen and reinforcing fabric are applied, with each ply carefully positioned to stagger laps and maximize waterproofing redundancy across the entire roof surface.
Surface Application
The final surface layer is applied, whether aggregate embedded in flood coat, mineral-surfaced cap sheet, or reflective coating, providing UV protection and weather resistance.
Flashing and Edge Details
All penetrations, curbs, drains, and edges receive multi-ply flashing treatment matching the field specification. Edge metal and termination details are completed and sealed.

Built-Up Roofing (BUR) FAQ
How long does a built-up roof last?
A well-installed and maintained built-up roof system typically lasts twenty to thirty years. Premium systems with five or more plies and regular maintenance have been documented lasting forty years or more. The multi-ply construction means the system degrades gradually rather than failing suddenly, giving you time to plan replacement before leaks develop. BUR systems are also highly repairable, with localized damage easily addressed without disturbing the rest of the roof. Regular maintenance including surface coating reapplication and flashing sealant renewal extends service life significantly. Contact us for a BUR assessment on your building.
Is built-up roofing still a good choice for new commercial buildings?
Yes. While single-ply membranes like TPO and EPDM have gained market share, built-up roofing remains an excellent choice for buildings where redundant waterproofing, foot traffic resistance, and fire rating are priorities. BUR is particularly well-suited for buildings with heavy rooftop equipment, frequent maintenance access, or environments where membrane puncture risk is elevated. The gravel surfacing provides superior hail resistance and eliminates the need for walk pads. Many institutional building owners and government agencies continue specifying BUR for its proven performance and predictable service life. We will help you evaluate whether BUR is the right choice for your project. Schedule a consultation today.
What is the difference between BUR and modified bitumen roofing?
Built-up roofing and modified bitumen are related systems that use different approaches to achieve multi-ply waterproofing. BUR uses alternating layers of hot or cold bitumen with reinforcing felts, typically three to five plies, creating a thick, monolithic waterproofing layer. Modified bitumen uses factory-fabricated sheets with polymer-modified asphalt, typically two to three plies, that are torched, mopped, or adhered in place. Modified bitumen offers faster installation and more consistent quality since the modification is done in a factory-controlled environment. BUR offers greater ply count and waterproofing redundancy. Both systems have excellent track records. We install both and recommend based on your specific building needs. Reach out for a comparative estimate.
